If you are purchasing a house or a piece of land, you will require a professional conveyancing solicitor to help transfer the property into your name legally. At Paul Pattison Solicitors, we have been providing conveyancing services for over 25 years now and we have streamlined this process into seven quick step:
Step 1: Contact Paul Pattison Solicitor
Contact us and tell us about the property that you are purchasing or thinking about purchasing. We’ll ask you:
- How much are you buying the property for?
- What shire / area are you purchasing it in?
- Are you a first homebuyer or is it an investment property?
With this information we will be able to provide you with a quote for the conveyancing fees, the searches and the stamp duty fees.
Step 2: Send Us The Contract
If you haven’t signed the contract yet then we request that you send it through to us for review; we’ll then make any alterations that we think are in your best interests and then send it back to you. This service is complimentary and is not included in the cost of your fees.
Step 3: Engagement Letter
Paul Pattison Solicitors will then send you a letter of engagement that includes a two-page questionnaire for you to fill out and send back.
Step 4: Special Conditions
Generally, your contract will be subject to special conditions, such as finance or building and pest inspections if it is a house. While we wait for the special conditions to be met, we will do all of the preliminary work and get everything lined up and ready to go.
If your special conditions fall through and the contract does not go ahead, we will not charge you the full fee that was originally quoted; we will only charge a nominal fee, based on the amount of work that has already been conducted.
Step 5: Searches
Once the special conditions have been met, we will start the searches phase. Our turn around time for this phase is generally quite quick as we use an online system that speeds up the process significantly.
Generally, the main issue or query that is flagged during this stage is in regards to the building approvals and conditions, and ensuring that any additional work that has been conducted on the property has all been council approved.
Step 6: Settlement
Once all of the searches have been finalised we can do the settlement. We will take care of all of the transfer documents and liaise with your bank if required.
Step 7: Post Settlement
We’ll get you in to take care of the post settlement documents and explain all of the figures or answer any remaining questions that you have.
